Position Description: The Director of Construction will oversee all aspects of residential construction projects from start to completion. This role involves strategic planning, resource allocation, budget management, and ensuring that all projects meet safety, quality, and regulatory standards. This position supervises Community Construction Managers in the division. Key Responsibilities: Project Oversight • Lead and manage the construction team, including project managers, site supervisors, and subcontractors. • Oversee multiple residential construction projects, ensuring adherence to timelines, budgets, and quality standards. • Coordinate project schedules, including the allocation of resources and materials. • Utilize Builder Software for trade partner scheduling, notification, and invoice approval. • Schedule and supervise daily trade partner activities in accordance with schedules and business partner signed scopes of work. • Manage and maintain completed inventory homes, models, and communities. • Oversee the construction, inspection, and scheduling of all homes ensure completion within the allotted cycle time. Quality and Safety • Oversee safety programs and procedures to ensure a safe working environment for all employees and subcontractors. • Conduct safety training and regular safety audits on job sites. • Ensure compliance with all local, state, and federal regulations, building codes, and safety standards. • Conduct regular site inspections to maintain quality and safety standards throughout the construction process. • Ensure all builds are completed with the approved architectural plans. • Responsible to deliver a "Zero Defect" home at time of New Home Orientation and obtain full customer sign off prior to Close of Escrow. Vendor and Subcontractor Management • Develop and maintain relationships with reliable subcontractors and suppliers, ensuring quality workmanship and timely delivery of materials. • Evaluate and select subcontractors based on performance, capabilities, and reliability. • Ensure timeliness when processing trade partner invoices. • Maintain records of all change orders, purchase orders and inspections in communities. Community Engagement • Represent the company at community meetings and public hearings related to construction projects. • Build and maintain a positive company image within the local community. Minimum Qualifications: • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field. • Minimum of 3 years of experience in construction management, with a focus on residential building projects. • Proven experience in a leadership role, with strong team management skills. • Knowledge of practices and procedures of construction and building codes. • Strong communication and interpersonal skills, with the ability to manage relationships effectively. • Computer literacy and proficiency in MS Office products (Word and Excel). • Valid Driver's License with good driving record. • Valid auto insurance coverage. • Knowledge of practices and procedures of construction and building codes. • Ability to read and interpret blueprints.
