JOB DESCRIPTION SUMMARY The Sr. Director of Real Estate – Active Adult oversees the strategic and operational performance of a multi-state portfolio. This role is responsible for driving financial success by developing and managing budgets, analyzing performance metrics, and guiding our regional team to achieve operational excellence. The Sr. Director plays a key role in identifying and supporting new business opportunities, managing property transitions, and leveraging market insights to support strategic growth. This position works cross-functionally with internal departments, vendors, and consultants while ensuring compliance with company standards and operational goals. Additional responsibilities include talent development, ensuring the right team members are in place through effective hiring, coaching, and team management. They also serve as the primary liaison with clients and ownership groups, fostering strong partnerships through proactive communication, reporting, and issue resolution. This role requires travel across a 17-state portfolio; therefore, the ideal candidate must be based on the East Coast near a major airport to support frequent and efficient travel.JOB DESCRIPTION Develops and works with clients/owners and others to approve budget(s) for the assigned markets and property portfolios, and monitors and manages budgeted-to-actual resultsbyanalyzing and evaluating financial statements, or other reports and working with the Regional Property Managers and Controller to discuss and resolvefinancialneeds and issues. Manages the financial and operational performance of the assigned property portfolioperformance, identifies and investigatesindicatorsof performance deficiencies or opportunities, and guides the developmentofappropriate action plans that correct deficiencies or maximizeopportunities to ensure the portfolio meets statedgoals and objectives. Ensures that the talent and staffing needs of the portfolio are metbyinterviewing,hiring,developing, and managingRegional Property Managers and bysupervising the acquisition, development, and management of site-level and support team members in accordance with Company policies,values, and business practices. Researches and develops potential new businessopportunitiesbyidentifying and meeting with potential clients,developingfinancialproposals, and assistingin the transition and take-over process to promote a smooth acquisition. Managesclient/ownerrelationshipsby providing regular and on-going communication, timely and comprehensive reporting, and effectiveresolution to issues,concerns, questions, and requests. Develops business plans to promote market growthby gathering market and other relevant data, analyzing and identifying emerging trends, assessing impact on the Company’s market position, and communicating issues, threats, opportunities, and pertinentinformation to the seniorleadership. Coordinates work activities and liaisons with vendors,consultants, and other contractorsas needed byresearching and communicatingongoing work status to provide direction to consultants,processinginvoices,contracts, and other statementsofwork, and ensuring open communication between consultants and Company project team members. Completesvarious human resources, financial, administrative, and other reports and analysis, and performs other duties as assigned or asnecessary. Additional Compensation: Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

  • Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
  • Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
